11.10.22: Fire Ridge - Resident Reminders and Updates


Dear Fire Ridge Resident,


Below are a few friendly reminders and updates for the Fire Ridge Community.


Annual Meeting: The Fire Ridge Board of Directors have selected a date for the annual homeowner meeting, the annual homeowner meeting will be held via Zoom Monday, December 5th, at 7 pm. Please keep an eye out for details in the near future. We hope to see you all there!


Signature Property Management Holiday Hours: In observance of the Thanksgiving holiday, Signature will be closed on Thursday, November 24, and Friday, November 25. We will return to the office on Monday, November 28. If you have a maintenance emergency, please contact the Signature maintenance emergency line at 913-563-4519, and a manager will be paged for true maintenance emergencies.


2023 Statements: The 2023 statements will be sent via email in the middle of December.


Security Reminders: Please make sure you have your Clubhouse key fob. If you have lost or damaged your fob, please contact me immediately in order for management to deactivate. Replacements are $25 for lost or stolen fobs and this can be added to your HOA account.

10.5.22: Fire Ridge Friendly Reminders - 10/05/2022


Dear Fire Ridge Residents,


Please see some friendly reminders and property information included below.


Tennis Courts: Resurfacing has been completed, and nets have been reinstalled. The courts are open once again to residents.


Sprinkler Winterization: Yard Market will be out on October 7th, 2022, to begin sprinkler winterization for the community. Please mark your calendars.


Fire Ridge Clubhouse & Amenities: We kindly ask that you treat the pool, clubhouse, and all Fire Ridge property with care and respect. All repairs done by the Fire Ridge Association are paid out of the residents' annual dues. Fixing the damage done by carelessness and vandalism prevents the association from using the money for other necessary expenses or future upgrades.


Fire Ridge Gym Rules: Residents cannot bring guests or household members under 16 into the gym area. A new sign for the gym has been ordered and will be installed once it's received.

9.10.22: Fire Ridge - Tennis Court Resurfacing


Dear Fire Ridge Residents,


The tennis court resurfacing will start on Monday, September 12th, 2022. This project will take approximately 12 days to complete and the tennis courts will not be available during this time.


The resurfacing crew will be parking in the clubhouse parking lot during this time.


Once the work is completed, we will make sure all residents are aware. We appreciate your cooperation during this time.

9.8.22: Fire Ridge - Pool Closing Reminder


Dear Fire Ridge Residents,


This is a friendly reminder that the pool will be closed for the season on Monday, September 12, 2022. Thank you for a wonderful summer season!

Signature Properties Management - New Regional Introduction


Dear Fire Ridge Resident,


I wanted to take a moment to introduce myself. My name is Caitlin Campbell and I am the new Regional Supervisor for the Omaha region with Signature Property Management!


I am an alumni of Nebraska Wesleyan University and I bring six years of property management experience with me. During my career, I excelled at project management, customer service, property audits and acquisitions, and providing leadership for multiple departments. I am confident that this will be a smooth transition.


When away from work I enjoy spending time with my husband, traveling, and antique shopping. Being animal lovers, we have a full house with our two dogs and rescue cat.


I look forward to working with all of the residents and am happy to start this exciting new chapter. Being an Omaha native I’m thrilled to be working in my hometown again!

6.22.2022: Fire Ridge: Pool Reminders (6/22)


Dear Fire Ridge Residents,


Happy Summer!! The Fire Ridge pool and clubhouse always has a lot of activity in the summer months and we want everyone to have a great summer. To ensure the amenities are maintained and an enjoyable environment is available to all residents, please review important reminders below.


1. Pool Parties: Management was informed of a few pool parties this past weekend that were not previously approved. If you are planning to host an event at the Fire Ridge pool/clubhouse, we kindly ask that you complete and submit the attached reservation form and get proper approval for your event.


2. Pool Guest: Recently, there have been some reports of pool guests that do not live in the Fire Ridge neighborhood and were not accompanied by a resident. If you plan to have guests, please be sure you are with them at all times; each resident will be held responsible for their guest(s). If management is notified that a resident(s) has given their key fobs to a non-resident, their access to the clubhouse will be revoked.


3. Maximum Pool Guests: Each resident is permitted 8 guests per family at one time. Additionally, guests must sign the registration book and agree to the waiver of liability prior to using the swimming pool. No guests are allowed in the Fitness Center.


4. Unsupervised Children: Lifeguards are not available. Per the Fire Ridge Pool and Fitness Center Agreement, “children under the age of 16 utilizing the swimming pool must be accompanied by a parent or guardian over the age of 18 at all times and that children under the age of 16 may not use the fitness center.”


5. Pool Incident: If you witness an incident at the pool, please report to management as quickly as possible. Please include the date, time, and brief description of the incident to tyler@lovespm.com. This will help when reviewing necessary camera footage.


6. Pool Repairs: We kindly ask that you treat the pool, clubhouse, and all Fire Ridge property with care and respect. 7.15.2022: Fire Ridge - Important Information & Friendly Reminders!


Dear Fire Ridge Resident,


Please see some important information and friendly reminders below.


Golf Carts & Dirt Bikes: We have received frequent complaints regarding dirt bikes and golf carts throughout the neighborhood and at the clubhouse. If the authorities are called to a neighborhood about golf carts or other recreational vehicles, the authorities will respond. If there is a violation (reckless driving, underage driving, etc.) this could result in a verbal warning or citation. Signature is working with the authorities to get more detailed information and will share with residents. In the meantime, please follow all laws to prevent a citation being issued by the police and to ensure all residents remain safe!


Pool Parties: If you are planning to host an event at the Fire Ridge pool/clubhouse, we kindly ask that you complete and submit a reservation form and get proper approval for your event. This can be found on the website or reach out to me and I will make sure you receive a copy!


Baby Pool Mushroom: Currently the mushroom feature is out of service. We have submitted a work order with the pool contractor and they will be looking into this as quickly as possible.

6.17.2022: Fire Ridge: Friendly Reminders (6/17/22)


Dear Fire Ridge Resident,


Below are a few friendly reminders and updates for the Fire Ridge Community.


1. Annual Fourth of July Celebration!: The annual neighborhood Independence Day Celebration is just a few weeks away! Here is the Google form with all the details; the RSVP form for lunch, and the sign up to help volunteer the day of the event. Due to supply chain issues, we need to have food RSVPs by June 24th. 2. Upcoming Board Meeting: Please use the following link to join the Fire Ridge Board Meeting, scheduled for Monday, June 20, at 7:00 pm. The meeting will be held virtually via Zoom, and we kindly ask that you mute your device upon joining the meeting, this is to ensure the board can thoroughly conduct business. 3. Pool Slide Closed: The electrical part required to fix the operation of the Fire Ridge pool slide has been delivered, and is scheduled to be installed tomorrow (6/18/22) morning. Once installed, the slide will be open to residents for the remainder of the pool season!


4. Tennis Court Refinishing: After review of multiple proposals, the board has approved getting the tennis courts refinished. As of now, the tennis courts are tentatively scheduled to be refinished in August 2022. Please note, management will certainly continue to update the residents.


5. Tennis Lessons: Barb Schmidt will be returning to teach tennis lessons at Fire Ridge this year! If you are interested in taking lessons, please reference the attached brochure for further information.


6. Trash Can Storage: Please store your trash receptacle in your garage. Per Article IX, section 1, paragraph (d) “… No garbage or trash can, or container shall be permitted outside of any residential dwelling, except for pickup purposes. Trash pickups shall be on Wednesday only…”


7. 6.3.2022: Fire Ridge: Friendly Reminders (6/3/22)


Dear Fire Ridge Resident,


Below are a few friendly reminders and updates for the Fire Ridge Community.


1. Speed Study: A traffic study is being completed near the clubhouse over the next week. They will be collecting speeds of moving vehicles coming from the East and heading West, in front of the clubhouse. In order to obtain accurate reports, we kindly ask that you refrain from parking on the street and in front of the clubhouse for the next week.


2. 2022 Pool Season: The Fire Ridge Pool is open for resident use! In order to use the Fire Ride Estates Pool, you must be current on your HOA dues. If you did not sign and return the Fire Ridge Clubhouse/Pool Use Agreement and Release of Liability Form last year, we kindly ask that you review, complete, and return the attached form to our office by email to tyler@lovespm.com or mail to Signature Property Management 14301 FNB Parkway, #100, Omaha, NE 68154.


3. Pool Slide Closed: Due to an unexpected electrical issue, the pool slide is temporarily closed. Management is diligently working to get repairs completed and we will keep residents updated. We apologize for the inconvenience and appreciate your understanding!

5.18.2022: Fire Ridge Estates: Pool Opening (5/20/22)


Dear Fire Ridge Estates Owners,


The Fire Ridge Estates Pool will be open for resident use on Friday, May 20, 2022! (Weather Permitting)


The pool hours will be from 9:00 am to 9:00 pm daily. In order to use the Fire Ride Estates Pool, you must be current on your HOA dues.


If you did not sign and return the Fire Ridge Clubhouse/Pool Use Agreement and Release of Liability Form last year, we kindly ask that you review, complete, and return the attached form to our office by email to tyler@lovespm.com or mail to Signature Property Management 14301 FNB Parkway, #100, Omaha, NE 68154..


Currently, we are finalizing the pool preparation and appreciate your patience through Friday.


A few friendly reminders:


1. There is no glass permitted in the pool area. If glass is broken in the pool area, the pool is required to be shut down by the pool maintenance contractor and will inconvenience all owners.

2. There is no lifeguard on duty. All persons using the pool do so at their own risk.

3. Children under the age of 16 are required to be accompanied by a parent or guardian over the age of 18 at all times while using the pool. No guests, or children under the age of 16 may use the fitness center.

4. The Fire Ridge Facilities are under video surveillance, however are not monitored regularly.

4.22.2022: Fire Ridge: Friendly Reminders (4/22/22)


Dear Fire Ridge Homeowner,


The Fire Ridge Board of Directors have agreed to change the hours of operation at the Fire Ridge Clubhouse. Homeowners will have access to the clubhouse as early as 4:30 am daily.


Effective Friday, April 22, 2022, the Fire Ridge clubhouse will be closed daily, at 10:00 pm and will reopen at 4:30 am the following day.


Please note, if you are at the clubhouse after hours, the Omaha Police Department may issue a ticket for trespassing on private property.

Dear Fire Ridge Resident,


Below are a few friendly reminders and updates for the Fire Ridge Community.


1. Closed Property Signs: In an effort to prevent safety issues in the clubhouse parking lot, management has been working with the Omaha Police Department to close the clubhouse parking lot after hours. The closed property signs will be installed this week. Effective Friday, April 22, 2022, the Fire Ridge clubhouse will be closed daily, at 10:00 pm and will reopen at 7:00 am the next day. If you are at the clubhouse after hours, the Omaha Police Department may issue a ticket for trespassing on private property.


2. Unauthorized Vehicles: Per Article IX, Section 1, paragraph (m), which reads “No boat, three or four-wheeler, camper, trailer, auto drawn or mounted trailer of any kind, mobile home, storage truck, moveable storage units, aircraft, camper truck or similar chattel shall be maintained or stored on any part of a Lot for more than twenty (20) days within a calendar year...”

5. Architectural Change Request (ACR)Process: With the warm weather approaching, we wanted to send a friendly reminder to submit a completed ACR form if you plan to make any exterior changes to your property. Once received, our office will share with the Fire Ridge board of directors for review/approval and will update the homeowner via email. To obtain an ACR Form, you may contact me via email at tyler@lovespm.com or download the form from the community website (www.signaturecorner.com). After filling out the form, please submit to tyler@lovespm.com or mail to 14301 FNB Parkway, Suite #100, Omaha, NE, 68154, along with details of your request.

In an effort to prevent safety issues in the clubhouse parking lot, management has been working with the Omaha Police Department to close the clubhouse parking lot after hours. The closed property signs were installed earlier this week.


Effective today, Friday, April 22, 2022, the Fire Ridge clubhouse will be closed daily, at 10:00 pm and will reopen at 7:00 am the next day.


If you are at the clubhouse after hours, the Omaha Police Department may issue a ticket for trespassing on private property.

2.4.2022: Fire Ridge: Friendly Reminders (2.4.22)


Dear Fire Ridge Resident,


Below are a few friendly reminders and updates for the Fire Ridge Community.


1. 2022 Dues: This is a friendly reminder that the 2022 annual dues were posted to your HOA account on January 1, 2022. Statements were distributed to each homeowner at the end of December 2021 and regular reminders will be sent to owners that have not made their dues payment. If you have not already, please submit payment by mail to Signature Property Management (14301 FNB Pkwy Suite 100 Omaha, NE 68154) or make a payment online at www.smartstreet.com. If you have any questions or issues with your statement, please feel free to contact me.


2. Mask Mandate: In an effort to help reduce the increasing cases of Covid-19 in the Omaha area, the Douglas County Health Director, Dr. Lindsey Huse, has issued a temporary mask mandate for Douglas County. The mask mandate was put into effect at 12:01 AM on Wednesday, January 12, 2022, and will remain in effect until positive case counts for the City of Omaha are below 200 persons per 100,000 on a seven (7) day total and hospital capacity is maintained at or below 85% for seven (7) consecutive days, unless renewed, extended, or terminated by subsequent order.


3. Neighborhood Watch: Fire Ridge is seeking residents that are interested in serving on the neighborhood watch committee. The neighborhood watch committee will work with the board and management to help with the safety of the neighborhood. If you are interested, please contact me directly via email.


4. Traffic Calming: We discussed some concerns regarding traffic during the annual meeting. If you have concerns, we strongly encourage any concerned residents to contact the City Planning (402-444-5150) or the mayor’s office (402-444-5000) to voice support for the road infrastructure construction of 192nd from Harney to Pacific and Pacific St. west of 180th (as recommended by traffic study).
