Thanksgiving Schedule: In observance of Thanksgiving, Signature will be closed Thursday, November 25, through Friday, November 26. A manager will be on-call for emergencies during this time. We will be back in the office on Monday, November 29.

12.23.2021: Fire Ridge: Friendly Reminders (12/23)


Dear Fire Ridge Resident,


Below are a few friendly reminders and updates for the Fire Ridge Community.


1. Manager Schedule: In observance of the Holidays, Signature will be closed Friday, December 24, 2021, we will return to the office on Monday, December 27, 2021. The office will also be closed on Friday, December 31, 2021. If you have a maintenance emergency, please contact the Signature maintenance emergency line at 913-563-4519, and a manager will be paged for true maintenance emergencies.


2. Neighborhood Watch: Fire Ridge is seeking residents that are interested in serving on the neighborhood watch committee. The neighborhood watch committee will work with the board and management in an effort to help with the safety of the neighborhood. If you are interested, please contact me directly via email.


3. Traffic Calming: We discussed some concerns regarding traffic during the annual meeting. If you have concerns, we strongly encourage any concerned residents to contact the City of Omaha traffic engineer, Jeff Riesselman, via phone at (402) 444-5220, to request additional traffic calming devices to be installed around the clubhouse.

Below are a few friendly reminders and updates for the Fire Ridge Community.


1. Clubhouse Incident: Please be aware, Management and the Board are both aware of the incident that occurred last weekend, in the parking lot of the clubhouse. Management has been working in direct contact with the Omaha Police Department to confirm the details of the incident, and to explore possible resolutions to the matter.


2. Neighborhood Watch: Fire Ridge is seeking residents that are interested in serving on the neighborhood watch committee. The neighborhood watch committee will work with the board and management to ensure the safety of the neighborhood. If you are interested, please contact me directly via email.


3. Traffic Calming: As previously discussed at the annual meeting, we strongly encourage any concerned residents to contact the City of Omaha traffic engineer, Jeff Riesselman, via phone at (402) 444-5220, to request additional traffic calming devices to be installed around the clubhouse.


4. 192nd Infrastructure: Any Fire Ridge residents that are concerned about the 192nd Street infrastructure not being completed, we kindly ask that you contact the Mayor’s Hotline (402-444-5555) and/or the City Planning Department (402-444-5150), to share your concerns and request the infrastructure be placed on the list for the Capital Improvement Program.

1. Clubhouse Fencing: The fencing around the Fire Ridge clubhouse and pool is currently being replaced by S&W Fencing, they were scheduled to have the fence replaced last week. Unfortunately, they ran into some small delays, however the new fence will be installed before the end of the day today!


2. Annual Meeting: The Fire Ridge Board of Directors have selected a date for the annual homeowner meeting, the annual homeowner meeting will be held via Zoom on Monday, December 6, at 7 pm. Signature will be sharing more information with you in the very near future. We hope to see you all there!

1. Secured Mailbox Options: The United States Postal Office has confirmed that the following locking mailbox inserts are acceptable, see the following link. In order to keep the uniform harmony of the neighborhood, the board has approved the locking mailbox insert as the insert will be installed inside your mailbox. 2. Annual Meeting: The board of directors are currently scheduling the annual meeting; an invite will be shared with the owners once the date is confirmed. We hope to see you all there!

Per Article IX, section 1, paragraph (e) of the Fire Ridge Estates Covenants which states: “No advertising signs, billboards, unsightly objects, or nuisances shall be erected, placed or permitted to remain on any Lot…”


2. Pool Closed: The Fire Ridge pool is scheduled to close on Monday, September 13. Thank you for a wonderful summer!


3. Littering: A few residents indicated they noticed an increase of litter throughout the neighborhood, please be courteous of those around you and dispose of trash properly.

1. Labor Day Holiday: In observance of Labor Day, our office will be closed on Monday, September 6th, 2021. If you have an emergency, please contact 913-563-4519, and a manager will be paged. We will resume normal business hours on Tuesday, September 7.


2. Sundance Development: The approval of the Sundance development, north of Fire Ridge, is on the agenda for the City Council meeting on Tuesday, August 31, at 2:00 PM. Residents who are interested in following the proceedings and/or wish to voice their opinion, please feel free to attend. The City Council Meeting Agenda is attached for your convenience.


3. HOA Board Meeting: The board has unanimously agreed to meet bi-monthly. The next board meeting is scheduled for September.


4. Secured Mailbox Options: Some residents have reported issues with mail theft. Management is currently waiting for USPS to confirm options. Once this information is received, management will follow up with the board and residents.

Below are a few friendly reminders and updates for the Fire Ridge Community.


1. Baby Pool Heater: The replacement of the baby pool heater has been approved, Platinum Pools has indicated that they have ordered the parts necessary to complete the replacement, and they will schedule as soon as possible.


2. Underage Golf Cart Drivers: It was brought to our attention that some children have been seen driving golf carts throughout the neighborhood without parental supervision. In efforts to help prevent any accidents, we kindly ask that if your child is driving a golf cart, you are with them at all times.


3. Secured Mailbox Options: Some residents have reported issues with mail theft. Please be aware, management is continuing to work with the local post office to determine the options for secured mailboxes. Management plans to have more information before the end of next week.


4. Clubhouse Restroom Reminder: Please be courteous when using the public restrooms. Baby/wet wipes, feminine products, etc. should be disposed of properly and not flushed down the toilets.

Dear Fire Ridge Residents,


Below are a few friendly reminders and updates for the Fire Ridge Community.


1. Unsupervised Children at The Pool: It was brought to our attention that some children have been seen playing in the pool area unsupervised. According to the Fire Ridge Clubhouse and Pool Use/Agreement, children under the age of 16 utilizing the swimming pool must be always accompanied by a parent or guardian over the age of 18. Additionally, children under the age of 16 may not use the fitness center.


2. Baby Pool Heater: Our pool contractor, Platinum Pools, has informed us that the heater for the baby pool is not currently operating. They have indicated that they are working to order the required parts so that they may complete the necessary repairs as promptly as possible.


3. Secured Mailbox Options: Some residents have reported issues with mail theft. Please be aware, management is working with the local post office to determine the options for secured mailboxes. Management will continue to update you once more information is obtained.

2. Baby Pool Status: Our pool contractor, Platinum Pools, has indicated that the State pool inspector has been extremely busy this past week. Management is continuing to provide Platinum Pools a sense of urgency and will keep you updated.


3. Pool Hours: The pool is open at 10 AM and closes at 10 PM. Management reviewed these hours with the security contractor again to ensure all officers are aware of the pool hours.


4. Clubhouse Restroom Reminder: Please be courteous when using the public restrooms in the clubhouse. Baby/wet wipes, feminine products, etc. should be disposed of properly and not flushed down the toilets.


5. Trash Can Storage: Please store your trash receptacle in your garage. Per Article IX, section 1, paragraph (d) “… No garbage or trash can, or container shall be permitted outside of any residential dwelling, except for pickup purposes. Trash pickups shall be on Wednesday only…”


6. Motorcycle Use: We have received some concerns regarding extremely loud dirt bikes and motorcycles being driven by underage kids near the Fire Ridge clubhouse and elementary school. 1. Baby Pool Update: As you are aware, we had to wait for the floor of the baby pool to cure from being repaired and painted. Platinum Pools indicated they are balancing the chemicals and scheduling the State inspection. Once the inspection has been completed, the baby pool will be open for resident use! We are hoping to have the baby pool open next week. Management will continue to keep you posted.


2. Annual Neighborhood July 4th Celebration: We are pleased to invite you to the upcoming July 4th celebration on Saturday, July 3rd, 2021! Please see the attached invitation for further information of the celebration. If you are having issues viewing the invitation or would like further information, please let me know.


3. Basketball Hoop Repair: Please be aware, the rim of the second basketball hoop has been replaced! We now have both hoops open for use.


4. Motorcycle Use: We have received some concerns regarding extremely loud dirt bikes and motorcycles being driven by underage kids near the Fire Ridge clubhouse and elementary school. Please note, this is considered a violation of the Fire Ridge Estates Covenants, please refer to Article IX, section 1, paragraph (d) “No noxious, offensive, or illegal activity shall be carried on upon the Properties…”

Annual Fire Ridge Neighborhood July 4th Celebration Saturday, July 3rd, 2021

Dear Fire Ridge Residents,

We are pleased to invite you to the neighborhood July 4th celebration on Saturday, July 3rd, 2021!

Please see the timeline and location of celebration events below.

11:00 am: Balloon clown handing out festive balloon creations near the clubhouse.

11:30 am: The parade will begin at the Fire Ridge Elementary parking lot and a fire truck will lead the way. Be sure to decorate your bikes, scooters, strollers, golf cars, etc!

12:00 pm: Pool Party Begins! A DJ will be playing music and Jimmy John’s sandwiches will be served for lunch. We kindly request a donation of $3/person to help cover the cost of food. Cash and Venmo will be accepted. ***If you plan to attend the pool party, please use the following link to RSVP as quickly as possible in order to get an accurate headcount for lunch:

*** Please bring your own beverages and any other snacks or food.

**POOL FLOATS will NOT be allowed due to capacity constraints.**

2:00 pm: KONA ICE TRUCK will arrive for kids to cool down with a treat. The HOA will be covering the cost of one treat per person!

3:00 pm: Celebration Clean-Up. We will have extra trash cans at this event to help out. Please remember this is OUR neighborhood pool and we all need to help keep it a clean and enjoyable amenity. Please pick up after yourself and any trash you see around you! We could definitely use additional help and volunteers the day of the event. Volunteers will help decorate, set up/take down tables and decorations at the pool, and someone to assist the clown with handing out balloons.
